The purchase deal targets 346 Madison Ave. and the adjacent 11 E. 44th St., with the transaction expected to close during the fourth quarter of 2025.
Both buildings present significant opportunities for future development. 346 Madison Ave., an 11-story commercial building boasting around 140,000 square feet, holds historical significance as it was formerly the flagship location for Brooks Brothers, a staple in American retail until its bankruptcy in 2020. Meanwhile, 11 E. 44th St. is an 18-story structure, adding another approximate 111,000 square feet to SL Green's growing portfolio.

The acquisition at 346 Madison Ave. holds the potential for a new project that could reach approximately 800,000 square feet, courtesy of the recent Midtown East rezoning. Harrison Sitomer, SL Green’s chief investment officer, emphasized the strategic value of these properties stating, "These assets are in an exceptional location just steps from One Vanderbilt," further illustrating the burgeoning demand for office space in New York’s strongest market.

As SL Green steps forward, this acquisition marks its first major construction project since the completion of a significant expansion at the Metropolitan Life Building in 2023.
